Every few years the housing market rewrites the rules, and buyers who learned the last set of rules show up unprepared for the new ones. Right now, the rules have changed more than they have at any point in a generation. The buyers who understand that are finding deals. The ones who do not are making expensive mistakes.

Home prices at the national level have held close to their peaks despite a sharp rise in mortgage rates. The reason is supply. A seller who bought in 2021 at a three percent rate has nowhere affordable to go if they list today, which means the correction that many analysts were expecting simply did not materialize the way the data suggested it should.

Shop at least three lenders before you commit to one. Request itemized fee schedules so you can compare apples to apples.

The inspection is where the marketing copy meets reality. Schedule it and attend in person if at all possible. A good home inspector will walk you through what they are finding as they go, and those few hours will shape your understanding of the home for as long as you own it.

Negotiation works best when it is quiet and well-prepared. Before you make an offer, find out whether the price has been reduced and by how much. A listing that has been sitting for six weeks with no price adjustment is a fundamentally different negotiation than one that just hit the market at an aggressive price.

The timing question, whether to buy now or wait for a better moment, is the one that trips up more buyers than any other single factor. The record on market timing for owner-occupied housing is not encouraging. The more useful question is not whether now is the right time in the abstract; it is whether you are buying because the numbers make sense for you, not because you feel social pressure to own.

Buyers who take the time to do their homework tend to find that opportunities exist even when conditions look difficult on paper. Spending twenty minutes with current homes for sale and market analytics is a better use of your time than waiting for conditions that may never arrive.
